Construction starts soon on Stadium District apartment building

Excavation work will start next week for the 172-unit apartment building planned for Tacoma’s Stadium District, according to the project’s developer.

Scott Carino said Friday that the 10-story building at 102 N. G St., along the planned expansion of the Tacoma Link light-rail line, will take almost two years to build.

The first step, Carino said, will be digging “a very deep hole” to move sewer lines to accommodate the underground parking garage. The complex will have about 200 parking places, he said, requiring a hole about three stories deep. About 25,000 cubic yards of soil are to be trucked off in the process. A large commercial dump truck can hold up to 22 cubic yards, he said.

“We actually put in more parking than most developers,” he said. “... It will be very interesting to watch.”

The building was originally slated to be eight stories tall, but the project grew by two stories when Carino and Associates spent $38,000 to buy in to Pierce County’s first development-rights swap. The transaction keeps 20 acres of farmland near Orting from being developed in exchange for allowing taller construction and more population density near Tacoma’s downtown.

The first tenants are expected to move into Stadium Apartments about 19 months after construction starts, roughly in spring 2018, Carino said. He said the total cost of the project is $43 million.
